The buyer is renaming DeVry's three-story building at 11125 Equity Dr. to One Westway Center. DeVry will pare down to 60,000 sf, allowing the remaining space to move to the leasing market. In late summer, Opus plans to break ground on Two Westway Center. The spec project is slated for delivery in June 2009.

Opus Architects & Engineers will handle designs for One Westway Center and Two Westway Center, which will be submitted for LEED certification. Opus West Construction Corp. will be the general contractor.

"DeVry is currently going through renovation and reconfiguration of their space. When they're done, we'll renovate the remaining space and bring it up to class A office standards," says Todd King, senior director of real estate in Houston for Opus West. He adds that the team will attempt to prelease Two Westway although signed deals aren't a condition of construction. The space is being quoted at $16 per sf net at One Westway and $17 per sf net at Two Westway. Leasing and management are being handled in house.

King tells GlobeSt.com that Opus West will be comfortable with its office inventory through 2009 between the Westway project, situated in the 150-acre Westway Park along Beltway 8 and Clay Road, and the 475,000-sf Energy Crossing I and II at Interstate 10 and US Hwy. 6 in the Katy Freeway submarket. In addition, Opus is poised to break ground within 30 days on phase two of the 56-acre, mixed-use Crossing at Fort Bend Parkway in the southwest submarket. It's also gearing up to put industrial product on the ground, armed with 250 acres of land contracts in various submarkets "We have enough on the ground in the pipeline to substantiate development initiatives for the next couple of years," King says.
