The buyer is renaming DeVry's three-story building at 11125Equity Dr. to One Westway Center. DeVry will pare down to 60,000sf, allowing the remaining space to move to the leasing market. Inlate summer, Opus plans to break ground on Two Westway Center. Thespec project is slated for delivery in June 2009.


Opus Architects & Engineers will handle designs for OneWestway Center and Two Westway Center, which will be submitted forLEED certification. Opus West Construction Corp. will be thegeneral contractor.


"DeVry is currently going through renovation and reconfigurationof their space. When they're done, we'll renovate the remainingspace and bring it up to class A office standards," says Todd King,senior director of real estate in Houston for Opus West. He addsthat the team will attempt to prelease Two Westway although signeddeals aren't a condition of construction. The space is being quotedat $16 per sf net at One Westway and $17 per sf net at Two Westway.Leasing and management are being handled in house.


King tells that Opus West will be comfortable withits office inventory through 2009 between the Westway project,situated in the 150-acre Westway Park along Beltway 8 and ClayRoad, and the 475,000-sf Energy Crossing I and II at Interstate 10and US Hwy. 6 in the Katy Freeway submarket. In addition, Opus ispoised to break ground within 30 days on phase two of the 56-acre,mixed-use Crossing at Fort Bend Parkway in the southwest submarket.It's also gearing up to put industrial product on the ground, armedwith 250 acres of land contracts in various submarkets "We haveenough on the ground in the pipeline to substantiate developmentinitiatives for the next couple of years," King says.
