Theengineering firm specializes in sustainability for buildings, suchas LEED certification and energy efficiency, Gordon says. "Theyexpect a lot of the business with the LEED certification to be donedowntown, so they will be closer to their clients," Gordon says."And, they can attract better talent by being downtown."

The firm will use low-energy lighting, recycled materials andlow-toxic materials in the space in addition to using naturallight, says Brian Rener, director of engineering and operations forthe firm. The 920,000-sf office building was constructed in1983.

The building is 83% leased, Gordon says. Building amenitiesinclude a fitness center and coffee shop. The asking lease rate forthe building is between $23 per sf and $25 per sf, net, he says.Other tenants in the building are Valuation Research Corp. andLillibridge.
