In the Montebello deal, individual investor Chang Wei Wu acquired the 89,600-sf industrial building from BH Industrial LLC of Los Angeles for $7 million and has the property on the market for sale or lease, according to the seller. The property is on a 4.3-acre parcel at 1561 Chapin Rd., and the sale completed a value-added play for BH Properties, according to Steve M. Jaffe, the company's executive vice president and general counsel.

BH Industrial was represented by Peter Bacci of Lee & Associates. The buyer was represented by David Lin of Kotai Realty.

In Carson, owner-user 21136 S. Figueroa LLC bought a 34,629-sf industrial building at 21136 S. Figueroa St. for more than $5.7 million, according to Sheri Messerlian of NAI Capital's South Bay office, who represented both parties in the sale. Messerlian tells GlobeSt.com that the buyer operates an import-export business and will occupy the entire building, which includes about 10% office space. The building, which was completed in 2003, is part of Carson Town Center Business Park. The seller was undisclosed.

In the Sylmar sale, Chad Gahr and David Young of NAI Capital's Encino office report that bearing manufacturer Dynaroll Corp. bought a 41,536-sf industrial building a 75,359-sf parcel at 12840 Bradley Ave. for more than $5.3 million.Dynaroll is one of the world's largest independent suppliers of miniature bearings to the automotive, medical, aerospace and other high-precision industries, with manufacturing facilities in San Fernando, California and Kuala Lumpur, Malaysia.

Gahr and Young represented Dynaroll in the deal. The sellers, Haskell Hall and Wilma Hall, were represented by Mike LaRocque and Lynn LaRocque of Daum Commercial.

In a separate deal, Gahr and Young represented both property owner Forest Lawn Mortuary and tenant Riverfront Stages Inc. in a 63-month, $1.7 million lease of a 41,250-sf industrial building at 3061 Treadwell St. in Los Angeles. Riverfront operates sound stages catering to the television and film industry.

The 3061 Treadwell St. building will be Riverfront's second such production facility. Gahr and Young also represented Riverfront Stages in negotiating the lease for the firm's first facility, in Sylmar, which houses 10 production sets within a facility of approximately 50,000 sf.
