Miller Brothers Floors and Redi Carpet each took 46,410 sf inthe warehouse/distribution center on 13 acres at 10225 Mula Rd.Duke Realty began construction in August 2007. The building, set tocome on line in May, is being marketed for $4.56 per sf, net.

"Both tenants had higher office finish so the TIs were higher.But overall, the rate was close to pro-forma after TIs were backedout," says Cory Driskill, senior leasing representative inIndianapolis-based Duke's Houston office. He represented DukeRealty in both lease transactions.

"Both businesses wanted to stay in Stafford and we represented agood, newer alternative," Driskill tells GlobeSt.com. MillerBrothers Floors is at 12950 S Kirkwood Rd., about 1.5 miles west ofits new office. Redi Carpet's is located at 12802 Capricorn Dr.,less than a mile west of Stafford Distribution Center.
