Evergreen CEO Luke McCarthy comments, "Tracy's talents are required to supervise approximately 250 employees and on-site property managers involved in the sponsorship of real estate securities and the management of properties valued at $1.5 billion in our investors' portfolios." Since early last year, Thomson has been directing the property management activities for Real Property Services, which has supervised most of the on-site property management for Evergreen since the 1990s, McCarthy points out.
In her new posts, Thomson will supervise all day-to-day operations for Evergreen's sponsorship of 1031 exchanges, real estate investment trusts, direct acquisitions and note/equity securities offered to qualified investors nationwide through regional securities firms. McCarthy says that in her time at Real Property Services, Thomson has streamlined the asset management and property management operations for 35 properties in which Evergreen investors have an interest through private securities transactions.
[IMGCAP(2)]Before joining Real Property Services as COO and CFO, Thomson spent nine years overseeing more than 40 public and private commercial real estate partnership-reporting operations to the SEC and the former NASD, now FINRA. From 1990 to 1997, she was CFO and operations manager for a public and private commercial real estate portfolio with 24,000 investors. From 1978 to 1989, she held operating officer, financial officer or senior consultant positions with real estate securities sponsors and institutional investors in commercial real estate.
Carl Willgeroth previously served as Evergreen's first COO since early 2007. He assumes the positions of president of Evergreen Realty Group and chief investment officer. He will oversee acquisitions, refinancing and sale of all properties for Evergreen.
Hutchison's new post is with a new entity, Evergreen Real Property Management LLC, that is responsible for managing 35 current properties and future acquisitions for Evergreen Realty Group. McCarthy explains that because Evergreen is adding new types of real estate securities offerings to its main product line of TIC 1031 exchanges, "It is time to bring tight internal control over all property management and administrative functions inside the organization." For more than 14 years, Hutchison has worked closely with Evergreen on behalf of Real Property Systems, which previously handled property management for most of Evergreen's $1.5 billion portfolio since its inception.
At Real Property Systems Hutchison was first regional manager for one year and then portfolio manager for the past three years. In those positions she supervised budgeting, capital expense projects, staffing, ownership correspondence and related activities. Before joining RPS, she spent 25 years in the Phoenix area with apartment management firms in various commercial property management supervisory positions, culminating as vice president of property management for a fee-management company dealing with 2,500 apartment units in Arizona.
Evergreen Realty Group primarily acquires properties in the $5 million to $30 million range throughout the US. It manages 67 apartments, senior housing communities, mid-rise office buildings, single-tenant industrial complexes and self-storage properties.
