One reason the global relocation company liked the space is that it was designed to LEED specifications, he adds. The industrial space is beginning to mimic demand patterns in the office sector in this way, although few industrial tenants are requesting Silver or Gold certified buildings as is common among many office users particularly government agencies. For the moment most users remain contented with an industrial building certified to LEED standards.

Graebel relocated from a Chantilly, VA-based facility to also save on energy costs, Phil Burton, SVP and real estate director for Graebel, says in a prepared statement. "Our new location at ProLogis Park Gateway is significantly closer to major modes of transportation and will allow us to reduce travel time and gas consumption."

Graebel's lease essentially brings the park's second phase of development--which consists of five buildings and totals approximately 400,000 sf--to full occupancy. "The buildings are either leased or waiting for execution of pending leases," Levy says. Construction is scheduled within 30 to 60 days on the first two buildings in phase three, he adds. At full build-out, ProLogis Park Gateway will have nine facilities, comprising more than 716,000 sf of green distribution space.

Levy reports that no preleases have been signed for the building, but demand is strong in the submarket. "We have been seeing a lot of strong activity here in recent weeks and months," he says.
