CBRE US 5 is among a number of investment funds operated by CBRE Investors, which is an independently operated affiliate of CB Richard Ellis. The company says that US 5 will operate as two funds, Strategic Partners US Value 5 and Strategic Partners US Opportunity 5. Value 5 will make value-added investments to reposition assets, stabilize moderate levels of vacancy, invest in "controlled risk" development and pursue a portfolio accumulation strategy. Opportunity 5 will execute extensive repositioning programs primarily in distressed assets with high levels of vacancy, invest in "early stage" development, acquire and reposition portfolios and invest in operating companies that control high-quality real estate.

According to Vance Maddocks, CEO of CBRE Investors, Strategic Partners US 5 is a continuation of the strategy the CBRE affiliate has implemented in its previous US funds. The new funds have "been adapted to capitalize on the current investment environment," Maddocks says.

The Strategic Partners US funds are part of a global closed-end real estate private equity fund series that has closed 14 funds and investment programs since 2000 with $7.5 billion in committed equity and more than $22 billion in total purchasing power. CBRE Investors, with $42.2 billion in assets under management, made $11.7 billion of acquisitions in North America, Europe and Asia, and completed $4.8 billion in dispositions in 2007.
