The three-story San Tan Commons will be situated on five acresat Val Vista Drive and Loop 202, also known as San Tan Freeway. Thedevelopment will be part of the 1,400-acre Spectrum CommercialCore. Completion is scheduled for spring 2009.

James Butwin, a managing member of Grasser InvestmentPartnerships, says the building's first floor will be retail, withMountainside Fitness Center holding a 15-year lease for the entire40,000-sf second floor. There is 32,000 sf of office space on thethird floor. Butwin tells GlobeSt.com that Mountainside Fitnessalso could take most, if not all, of the 32,000 sf of office.

Butwin says he and partners Paul Grasser and Tom Hatten, whoalso is CEO of Mountainside Fitness, would like to see the retailportion dedicated to upscale tenants. It's also hoped that thetenants will offer products and services to complement the fitnesscenter. "This could be child care, tanning salons or nutrition andvitamin stores," Butwin says. "We'd like to create that symbioticrelationship between the anchor tenant and the retail tenants."
