Aviall took 13,102 sf through a seven-year lease. The Dallas, TX-headquartered Aviall is a subsidiary of Boeing Commercial Aviation Services. The company, which is paying above the $.79 per sf ask because of significant TIs, will take possession of its space at Dobson and Broadway Roads during mid-summer, 2008.
Appliance Parts Depot, also headquartered in Dallas, will move into its 4,447-sf space within the next few weeks. The company signed a five-year lease that came just under its $.89 per sf asking rate, as the company is contributing its own tenant improvements.
Situated on 52 acres, Broadway 101 Commerce Park was built in two phases. The Dallas-based Lincoln Property Co. completed the first phase in 2006, while recently putting finishing touches on the 404,000-sf phase two. Cooper Sutherland, Lincoln Property Co.'s finance and development manager says a tenant will be signing a lease for 6,500 sf in the second phase during June, with a move-in anticipated by late summer.
He tells GlobeSt.com that, while there is more land for a possible third phase at Broadway 101 Commerce Park, there are no definite plans for development at this time. "Between the completion of Broadway phase two, and another project, 10 Chandler, we've completed about a million sf of spec in the past several months," he comments. "Right now, we're trying to do deals, and we've had good activity." He adds that Lincoln Property Co. is looking for existing product in the Phoenix market as well.
