According to David Saeta, a senior vice president with IDS, the renovation project was a response to the ongoing expansion of professional and retail amenities within Pasadena's South Lake Avenue Business District. The Los Angeles-based company acquired the 80 S. Lake Ave. building in the fall of 2005.
The $2.8 million IDS project included the restoration and upgrade of the mid-century building to class A standards via renovations to the exterior, the parking structure, the building lobby, exterior landscaping and upgrades to common areas and restrooms. IDS project manager Patrick Foudy says that the overall goal of the renovation and restoration was to improve the quality of 80 S. Lake to a level commensurate with its class A location. IDS completed its work ahead of a South Lake Avenue Business District's streetscape upgrade that is anticipated to commence by year-end.
IDS worked with several local design firms on the project. Wirt Design of Los Angeles was the design architect, SKA Design of Pasadena was the signage designer and LRM Landscape Architecture of Culver City, CA designed the landscape plan. Jaska Building Systems of Ontario, CA was the general contractor.
The 80 S. Lake building is 95% occupied, with major tenants including Wells Fargo Bank, Starbucks and E-Z Data. IDS, in its 21st year of business, has a portfolio that exceeds 20 million sf and is developing more than four million sf of space with institutional and private investment partners.
