"This is the first LEED-certified building that we've gotcompleted, and have more in the pipeline," Kurt Nelson, senior vicepresident and regional development officer for IDI's Memphisoffice, tells GlobeSt.com. The company has already started onBuilding A at Crossroads Distribution Center, which is a 452,715-sffacility also designed for LEED certification.

"Sustainability has been part of our company's culture since thebeginning," says Nelson. "IDI as a whole is committed to utilizinggreen practices over the long term, and receiving our first LEEDcertification in Memphis is a testament to our dedication at thelocal level as well."

The company is currently seeking a tenant that is concernedabout sustainability and willing to pay a higher price in rent forthe significant energy savings offered at the facility. Building Foffers a 20% energy savings versus a base model of industrialspace. It also boasts sustainable irrigation and plumbing designedto reduce water consumption in the building by at least 50%,improved air quality due to the use of low-emitting materials inconstruction, and a recycling program that sent 50% of constructionwaste to recycling facilities.
