Humana is moving in 900 employees from One Riverfront Place andits 150,000-sf space in Grand Baldwin, another 245,000-sf buildingin the professional center. The project includes the addition of aboutique hotel, and the developer announced recently thatSpringhill will open there with 123 suite rooms. The center alsoincludes a 209,000 sf office building and a 74,000-sf officefacility. The property was originally the place where Baldwinpianos were first made, says Jordan Weidner, an office specialistat Colliers Turley Martin Tucker.

He and the team of Bob Ryan and Mike Hartmann with CTMT aremarketing the 150,000 sf that Humana is leaving in the GrandBaldwin building. "We've been actively pursuing large tenants inthe area to backfill the space," Weidner says. "We're looking atrenovations and updating amenities. The building was constructed in1922 and renovated in 1987."

He says in total, about 313,000 sf of the property is available."We think that this is a unique property, with high-end finishesand access to Interstate 71. And it's one of the biggest chunks ofspace available on the market today. It's just a tremendous amountof contiguous space, and with the cost of new constructioncontinuing to increase, it can only be beneficial," Weidner says.The asking rates are about $13 to $13.50 per sf, slightly less thanthe North's market rate of about $15 per sf, he says.
