The 2211 Michelson building is in the Irvine Business Complex, two blocks east of John Wayne Airport. Among the green design features qualifying the building for its Silver LEED-CS certification are its wastewater and water conservation technologies, reduction in the use of electricity through efficient lighting and HVAC systems, low-emitting materials, 60% more glass than conventional office buildings to provide maximum daylight within the building, extensive gardens with 50 new trees and landscaped outdoor work spaces.

Designed by architect Paul Danna, a principal of DMJM Design, the building is anchored by Wachovia Bank and is 55% leased to a roster of national and international tenants. Its first dozen tenants include financial, investment, real estate, law and technology firms.

Among the tenants is the Bixby Land Co., which signed last month for 10,500 sf of headquarters space at the office tower, becoming the second firm at the time to choose the 266,000-sf building as its headquarters. Bixby CEO Bill Halford commented at the time that the sustainable design of 2211 Michelson was one of the factors in his company's decision to move its headquarters to the new Irvine building.

The Bixby Land Co. lease followed a commitment by Wachovia Corp. to lease 25,400 sf of regional headquarters space at 2211 Michelson. Wachovia's space includes the entire second floor of the 266,000-sf office tower, plus a ground floor retail banking location and landmark signage.

Other tenants include Pathway Capital Management, a private equity fund manager, with 37,250 sf on the entire ninth floor and a portion of the eighth floor of the building.
