Phil D'Avanzo, a director at C&W of Long Island, who serves as part of the leasing team representing AVR, tells GlobeSt.com that this size contiguous block is very rare, "in fact it is the largest available on Long Island." Space can be subdivided and built-to-suit for tenants starting at 25,000 sf. A portion of the available space also contains a secure vault.
The building is currently undergoing a major capital improvement program to further enhance the property. Although D'Avanzo did not comment on how much money is going towards capital improvement, he says that improvements will include parking lot upgrades, landscaping, roof replacement and various infrastructure upgrades.
The property's central Nassau County location offer convenient access to area highways and public transportation, and is close to nearby hotels, conference facilities, shopping and dining. D'Avanzo tells GlobeSt.com that asking rents at $28 per sf.

D'Avanzo says that the most attractive aspect about the property to tenants has been the location. Other tenants currently at the property are the US Department of Immigration Services, Sanford Brown, and "several medical users."
