The two buildings at the complex include the eight-story 2201 Dupont Dr. building and the five-story 2301 Dupont Dr. building, with 152,666 sf and 98,201 sf of office space, respectively. The property is 89% leased to a tenant roster featuring EMC Corp., CBIZ Accounting & Tax and Parsons Transportation. Originally built in 1986, the two buildings are steel-framed and faced in brick tile and solar bronze-reflective glass.
KBS represented itself in the purchase, with Adam Edwards of Eastdil Secured Capital representing the seller.
Other recent KBS deals include its acquisition of an asset in San Francisco for $58 million and its purchase of the 130,652-sf Citadel office tower at 3200 Cherry Creek South Dr. in the suburban Denver submarket of Cherry Creek for $31.75 million. The San Francisco transaction works out to $403.63 per sf for a 143,695-sf, eight-story corner office building in the Waterfront/North Beach submarket.
Known by its address, 55 Francisco St. sits at the corner of Montgomery Street and adjoins a 284-stall parking garage that was included in the deal.The Cherry Creek building is a seven-story, granite-clad office tower that is considered one of the premier office projects in the Cherry Creek submarket.
