Health Choice will take the fifth and ninth floors of the217,314-sf Three Gateway, paying close to the market rate of $26per sf, gross, to owner, Chicago-based Transwestern Investment Co.The office space at 410 N. 44th St., was once occupied by UnitedHealthcare, but has been vacant since it downsized late lastyear.

"Transwestern, which purchased thebuilding last year, gutted each of the floors," says tenantrep Michael Ragland, first vice president with CB Richard Ellis inPhoenix. "They still have the ceiling tile in there. But other thanthat, Health Choice liked that they could design their space planfrom a clean slate."

Health Choice will vacate a 40,000-sf office at 1600 W. BroadwayRd. in Tempe. The new office is about five miles north of thecurrent location.
