The unnamed project's first phase is the Grand Theater, a movie theater that opened in 2005 and sits on approximately 10 acres. The remaining land at League Line Road and Interstate 45 is up for grabs through ground leases, land sales or build-to-suit deals.

"There's a real significant chance we could see more medical going up there," says Jeff Beard, president of J. Beard Real Estate Co. LP in the Woodlands. He tells GlobeSt.com that Sadler's influential presence in the area means doctors will be attracted to the site since most medical office buildings in Conroe are older.

But, D'Agostino Cos. sees the project as more than a medical campus. "We've had interest from a lot of users--from office builders and hotel developers," Beard says.

D'Agostino Cos. bought the land many years ago. The company had developed a variety of residential projects along League Line Road in the past several years and felt a commercial mixed-use project would serve the residential component well.

"The benefit of the site is that it's far enough north to capture those coming I-45 to the south," Beard explains. "It can also take advantage of the residential growth happening in the northwest."

The multi-tenant building was designed by Brown, Penland, McGregor of Houston. Bleyl & Associates' Conroe office is the civil engineer.
