Don King, vice president with Jones Lang LaSalle Inc.'s Houston office, says the logistics company liked the building at 433 Northpark Central Dr. because it needed only minor tenant improvements. "It was very well built out and functioned very well for what we were looking for," he says.
King tells GlobeSt.com that Zoyto began looking for a new location about one year ago because it had outgrown its 50,000-sf hub at 10410 Papalote St. in the far northwest submarket "We focused on the northwest and north areas because that's where they are now and where most of their employees are located," says King, who partnered with Jon Farris of Cushman & Wakefield of Texas Inc. to represent the tenant.
King adds that Northpark Central II was a fortunate find because it never made it to the marketplace. ABB Inc., an engineering company, has been using the building for offices and manufacturing activities, but is now in the process of vacating the premises. Local real estate company JA Billipp Co. developed the building in the late 1990s and continues to own it.
NorthPark Central Business Park is a deed-restricted business park along Interstate 45 between Airtex and Richey roads. Office-warehouse space in the far north market leases for $5 per sf to $5.40 per sf, triple net.
