In the Torrance deal, which is the largest office leasecompleted in the submarket since 2000, based on CBRE historicalcomps, Torrance Memorial Medical Center signed an eight-year dealfor the entire third floor at Rreef Torrance Campus. The propertyis at 3120 Lomita Blvd. and is adjacent to the hospital.

Rreef was represented by Dave Smith, Gregg Kirkpatrick and PhilBrodkin of CB Richard Ellis in the net lease transaction, which isvalued at approximately $8 million.Rreef bought the 572,000-sfproperty in December of 2006 and has since been marketing theavailable150,000 sf of office space. Craig Leach, chief executiveofficer of the hospital, says that the building fulfills astrategic need for the hospital because of its expansion plans. Hecites the location of the building, the efficiency of the floorplates and "the abundance of parking" as reasons that the hospitalchose the space, which Torrance Memorial will use foradministrative offices and some other ancillary purposes.

[IMGCAP(2)]In Thousand Oaks, Wi-Fi technology firm Xirrus Inc.signed a long-term lease for 25,000 sf to move its headquartersfrom Westlake Village, CA to Panattoni's 2101 Corporate Center Dr.development. Panattoni was represented by Ken Ashen and Nick Greggpf the Tri-County office of CBRE. Panattoni Development Co. boughtthe building in 2007 and converted it from flex use to full officeuse.
