Designed by architect Davis Carter Scott, the building has31,000-sf floor plates, a two-story lobby, a tenant fitness center,and rooftop terrace. The ground level has 16,000 sf of availableretail space. There are also three levels of below-grade publicparking. Brookfield Properties is managing the property. Cassidy& Pinkard Colliers is handling leasing.

No leases have been signed for the space yet, a spokeswoman forBrookfield tells GlobeSt.com. The company does not release askingrates for their building. She declined to comment when askedwhether one partner would buy out the other now that the buildingis complete. Development costsfor the building were approximately $400 per sf, according to anearlier interview with GlobeSt.com.

The average asking rental rate for available space in CapitolHill/NoMa was $44.82 per sf at the end of June 2008, according toGVA Advantis' report on the submarket. Asking rental rates forclass A space average $48.98 per sf, it reported, and class B spaceis averaging $41.00 per sf.
