"What we're doing is taking the design we've built for our spec buildings in seven different cities and are replicating it in Oklahoma City," says Steve Van Amburgh, CEO of Dallas-based KDC. The 12-acre project in Quail Springs Business Park, situated at the intersection of Quail Springs Parkway and Quail Pointe Drive, will deliver in late 2009.
Van Amburgh tells GlobeSt.com that KDC was up against competition from "four or five" other developers for the build-to-suit, which is being built for AAA's provider in the West and Midwest. Along with what Van Amburgh terms an "aggressive proposal," KDC showed the Intellicenter design to ACA Member Services' team and took them on a tour of one in Houston. "That one is 100% leased to Travelers Insurance. Once they took the tour, they felt comfortable that the building would meet their needs," he says. "It was one of my goals to do a nice corporate building in Oklahoma City and it's great we finally have the opportunity to do that."
KDC's Intellicenter, most often spec office space, are LEED-certified designs with under-floor air distribution, natural lighting and other sustainable qualities. The Intellicenter buildings also feature a higher parking ratio of 5.5:1,000 sf.
KDC's Intellicenter buildings in Atlanta, Dallas and Houston are 100% leased. The developer recently finished an Intellicenter project in Riverside, CA and is on schedule to complete another one in Tampa. The under-construction Intellicenter in Charlotte, NC is 100% preleased to Daimler Trucks North America.
Van Amburgh says a second speculative Intellicenter building is planned for Houston beside the one at 4650 Westway Park Blvd. "We've already had a lot of tenant interest in that, though we're not close to breaking ground yet," he adds.
