The park is owned by DB RREEF Dulles Town Crossing LLC, co-developed with H Street Ventures and JF McKinney & Assoc. Donnally Vujcic Associates was the architect. Steve Perkins and Matt Gallagher from Jones Lang LaSalle are leasing the buildings.

Developed on spec, the building has not inked any preleases yet, Perkins tells GlobeSt.com. Asking rates for the building will be $29.75 per sf, full service. The developers expect demand to be strong for the building, Perkins says.

This submarket is popular with defense contractors that need to be close to clients and, increasingly, they expect the latest in building technology. Other companies, especially larger ones, are also beginning to look for the amenities that are part of a LEED certified building, Perkins adds.

Located at 45600 and 45610 Woodland Rd., each building has a typical floor plate of 29,000 sf. The buildings have a brick façade, tinted low-e, insulated full-height glass windows and three gearless traction Kone elevators. The building's Gold LEED bona fides include energy cost savings of 17.9%, increased ventilation by 30%, and a reduction of water usage of 40%.
