Gregory R. Wright, SVP with Chicago-based Paine/Wetzel • ONCOR International, and Adam S. Naparsteck, associate with the firm, represented the building's owner, Seefried Properties Inc. John Suerth with CB Richard Ellis represented the tenant in the lease. The lease rate is about $6 per sf, triple net, Wright said, and the lease term is seven years.Wright said the building's location met many of the company's needs. "A couple of their main accounts, and a couple of their main competitors, (are) close by," Wright said. "They found that to be advantageous."
The building sits on 6.2 acres, which until recently housed a 60,000-sf building constructed in the 1970s, Wright said. The land falls within an industrial submarket in Central DuPage County, where redevelopment is beginning to pick up steam, according to Wright. "This was one of the first redevelopments of an older industrial site," Wright said. "(Seefried) demolished the existing building and put up a brand new building."
Wright said the Central DuPage industrial submarket remains an in-demand area, despite a somewhat sluggish overall market. "It's been slower, but it's been healthy," Wright said. "It has not seen as much of a downturn as some other markets. ... It's a desirable area due to the fact that it has DuPage County real estate taxes, which are half of what they are in Cook County." Wright said the building's accessibility to Interstate 355 offered additional incentive to the tenant.
