Zaharia Opera is holding the deed to 15,000 sf of inline space and a ground-leased Jack-in-the-Box restaurant on 2.5 acres at 3180-96 Willow Creek Rd. The holding is anchored by a 60,000-sf Fry's grocery store.
Phoenix developers Bruce Utterback and Jack Wilson built the shopping center in 2005-06. Its tenants include Great Clips, Subway and a UPS store. The Jack-in-the-Box restaurant has a 22-year lease on its pad site.
First vice president Ryan Schubert of Grubb & Ellis|BRE Commercial LLC says the sellers felt it was a good time to put the center on the market. "We had about six offers," he tells GlobeSt.com. "But Zac was chosen because he has a second home in Prescott, where he spends a lot of his time. He understands the area plus he was a 1031 buyer who was motivated."
Prescott, about 90 miles north of Phoenix, is a growing community with a Number 1 ranking by Money Magazine as a good place to retire. "Willow Crossroads is in north Prescott along the major north-south artery through town," Schubert adds. "The Fry's is also well-positioned and pretty well-protected from competition. And, it's one of the top performing Fry's in that area."
Grubb & Ellis first vice president Michael Hackett teamed with Schubert to sell the shopping center. Lari Long of Re/Max Promise Land Realty in Prescott Valley represented the buyer.
