According to Turner, the two new medical office buildings are aresponse to demand created by a market of hundreds of thousands ofresidents and more than 3,000 daytime workers on-site. Medical Parkat Riverwalk is located near four neighborhood hospitals: ParkviewCommunity Hospital, Corona Regional Medical Center, RiversideCommunity Hospital and Kaiser Permanente. The new facilities byTurner will be available to serve "more than 300,000 prospectivepatients," according to Rusty Turner, president of TurnerDevelopment.

Michael Kendall of Turner is marketing the two medical officebuildings for sale or lease, with offices ranging from 1,000 sf to19,500 sf. It is part of a one-million-sf Riverwalk campus thatcomprises 400,000 sf of office space, 375,000 sf of R&D andindustrial space, 100,000 sf of medical office space, 125,000 sf ofretail including 11 restaurants and a 129-room executive stylehotel.

The mixed-use development is located along Pierce Street nearthe 91 Freeway in Western Riverside. As Kendall noted in an earlierGlobeSt.com report on the project, the the rapid sellout of medicaloffices in a previous phase of the Riverwalk project illustratedthe demand for such offices. In addition, as GlobeSt.com reportedat the time, Turner sold all 13 office condominiums in the thirdphase of the project.
