Ward A. Kampf, president of retail leasing for the Rim'sdeveloper Thomas Enterprises Inc., says the OFF 5th store willbreak ground within one week. The store will be located next toNordstrom Rack, which is slated to open this fall. Located at theintersection of Loop 1604 and Interstate 10, the Rim now has 1.3million sf, with 288 of its 1,000 acres built out. The tenant listincludes Bass Pro Shops Outdoor World, Target, Santikos PalladiumTheatre, Best Buy and JCPenney. Future plans call for a hotel andupscale condo.

Kampf says the Rim's next wave of development will be theVillage, a 300,000-sf pedestrian-friendly retail center withdining, shopping and entertainment tenants. "We're in activenegotiations with tenants and about 75% of that space is alreadycommitted," he tells GlobeSt.com, adding construction will begin inlate fall. "This will be pedestrian-friendly, with storefrontparking and heavy on the food and entertainment areas." Completionis pegged for 2010.

The Newnan, GA-based Thomas Enterprises broke ground on the Rimin 2006. The goal is to create a hybrid center mixing box tenantslike Target and Best Buy with higher-end shops like Nordstrom Rackand OFF 5th. Kampf says the concept has worked out very well,partly because of the center's location in a growing area of SanAntonio and partly because the concept is a great driver ofshopping traffic.
