Under its terms, Opus East can develop more than two million sf of office, lab, and R&D space. It is leasing 13 land bays for 50 years, allowing the Army to develop underused property and redirect the proceeds back into the Aberdeen Proving Ground facilities.Earlier this year government contractor CACI signed a seven-year lease to occupy the first building in phase one, a 60,000-sf, single-story R&D facility, that will deliver very shortly.
Phase one can accommodate up to 240,000 sf, or three buildings. Also under construction are two 80,000-sf, three-story multi-tenant office buildings that will meet Department of Defense Minimum Antiterrorism Standards.
Because many of the incoming jobs – and hence demand for space at GATE-- are stemming from the closure of Fort Monmouth under BRAC, as well as the restructuring of other bases around the country, Colliers Pinkard has teamed with Colliers Houston & Co., the firm's New Jersey counterpart, and other Colliers affiliates.
