Budapest-based Hamish Williams, director of office leasing andhotels for Colliers International, tells GlobeSt.com that theSelect Program will serve building owners and tenants alike becauseboth who gravitate toward the class A-plus buildings have veryspecific reasons for choosing the properties. "Select clients arevery concerned about the image of their company reflected in thebuilding they occupy. Even though money is a serious consideration,there is great value in occupying a piece of history," Williamssays.

The "Select" service is tailored for users like high-endattorneys, embassies, top private bank offices and the like. "Theirrequirements for image, security and privacy are different fromthose of other class A tenants," Williams says.

From the building owners' perspective, Williams says "whileprofit is of the utmost importance, for many developers theseprojects are a labor of love. They take great pride in theworkmanship and the architecture. All you have to do is see therestoration of the Lotz Hall by ORCO to understand this." ORCOProperty Group is a Luxembourg-based firm that is restoring aproperty called the Paris Department Store in Budapest and LotzHall is one of the best-known architectural elements of thelandmark department store.
