Gilbane Development Co. of Providence, RI secured a 10-yearlease from Dulles, VA-based Orbital for the project at 3377 S.Price Rd. Orbital also leases the campus next door, which is ownedby WP Carey & Co. LLC of New York City, and an additional172,500 sf of office space in other buildings in the SoutheastValley.

"We're definitely out of room," Jerry McCormick, first vicepresident in Phoenix for CB Richard Ellis, says about the need forthe extra room. He and CBRE senior vice presidents Kevin Cosca,Pete Wentis, John Werstler, associate Seth Garrett and clientservices specialist Jackie Orcutt teamed with CBRE executive vicepresident Cathy Delcoco and senior vice presidents Bradley Davisand Meredith LaPier in Tyson's Corner, VA to work out the realestate decision.

McCormick tells GlobeSt.com that relocation had been apossibility when the need for more space came up two years ago."We'd looked at that option, but ultimately the city did a good jobin working with Orbital to keep them here," he says. City officialsaided in the permitting process and approved infrastructureassistance like a traffic light and additional crosswalk near thenew building. "The nice thing about the Gilbane site is there'sroom for up to an additional 200,000 sf of space when it's needed,"the broker says, adding the developer plans to hold onto thebuilding after its completion.

Marking its 20th year at the Price Road location, Orbital wasone of the first companies to move to the corporate campuscorridor. He says staying put was the best and most viable optionfor the city and the company. "They're the second-largest employerin Chandler next to Intel," McCormick explains. "And, they have areally terrific relationship with the city."

Susan LaGanke of CBRE's project management services division inPhoenix is overseeing design and construction. The architect isGromatzky Dupree & Associates and general contractor is McShaneConstruction Corp., both of Phoenix. A construction budget is stillbeing fine-tuned.
