"ADVA had been in their single-tenant building one street over from our park for about 10 or more years and had looked at possibly renewing and renovating that space," Miller tells GlobeSt.com. "We were able to give them more of a campus environment at Northeast I-85."
In the past four months, First Industrial has increased its occupancy at the 170,000-square-foot park from zero to 75%. The three-building campus was originally created for Icon Office Solutions in 1991, but the company vacated as of August 2007. In June, GlobeSt.com reported that the REIT signed Atlanta-based Suniva Inc. to occupy 60,000 square feet at 5775 Peachtree Industrial Blvd. within the park. The solar cell developer has opened its first large manufacturing facility at the site.
ADVA, a leading provider of optical network solutions, will fully occupy a 50,000-square-foot building and 17,000 square feet of a second building at the site that will serve as its North American headquarters. The business decided to stay within the Peachtree Corners submarket because of its surroundings of affluent housing, upscale retail and private schools, says Miller.
"There weren't a lot of larger blocks of contiguous space available in that market," he adds. Frontage on Peachtree Industrial Boulevard was also attractive to the tenant and will help build its corporate identity, he says.
First Industrial currently owns, manages and has under construction 9.2 million square feet in the Atlanta market. The company also has land that can support another 1.9 million square feet of development.
