"It was exactlywhat they needed, at the right price, and the landlord bent overbackwards to make it work for us," says Pulford, who represented QYTexas, whose parent is headquartered in China.

Mountain West Industrial Properties LLC of Denver owns thewarehouse. The quoted rate is 33 cents per sf, triple net and $8per square foot as a tenant-improvement allowance. Abby Gearke,Mountain West's asset manager, worked out the owner's terms.

Pulford tells GlobeSt.com QY Texas Group originally was seekingspace in West Houston near its administrative office at 9788Clarewood Dr. The company wanted to launch a manufacturing facilityto service Mexico and the US. "After learning that about a third oftheir manufacturing capability was being sent to Mexico and CentralAmerica, I suggested Baytown as a location," he says. "I felt theycould get a better deal in that area. There's a good tax abatementprogram available in Baytown, which isn't available inHouston."
