And Morris Cos. has hired Cushman & Wakefield to fill ormove the building, with Stephen Elman, Noah Balanoff, Stan Danzigand Robert Adams of the firm's East Rutherford office handling theassignment. Built in 2004, the asset had been occupied since thenby novelty stationer EK Success, which has since relocated itsoperations within the region.

Also known as Clifton III as part of a three-building industrialcomplex, the availability consists of just less than 33,000 squarefeet of corporate office space, 4,364 square feet of warehouseoffice space and nearly 193,600 square feet of W/D space with36-foot clear ceilings. The location is just off Route 3, withsignage visible from that highway.

"In a market with very little first-generation industrial space,it presents an unusual opportunity to buy or lease awell-configured facility," Elman says.
