LAUDERHILL, FL-SouthEast Properties has selected CB Richard Ellis as the exclusive leasing agent for the 600,000-square-foot Lauderhill City Center, formerly the Lauderhill Mall, at 1599 NW 40th Ave. Jay Adams, first vice president, and Jarred Goodstein, associate, will represent the property. The retail center is the oldest enclosed mall in the Southeast and is currently 60% leased, says Bob Geiserman, principal and director for Deerfield Beach-based SouthEast Properties.
"I've done business with CBRE for 15 to 20 years and think they're the ones to team up with," Geiserman tells GlobeSt.com, adding that that brokerage is also working on the project to bring in a mixed-use development partner. The property surrounding the mall is awaiting approval as a Development of Regional Impact to provide for as many as 2,500 residential units and 1.5 million square feet of commercial and retail space, he says.
Phase one of the project, which entails a cleanup of the existing mall with facade and interior improvements, is expected to begin in the coming year. The additional expansion will be built out over the next 10 to 15 years in phases, says Geiserman.
"We are right behind the State Road 7 corridor and a prime property in West Broward," he says. SouthEast has hopes that the new development at the site will be a focal point of West Broward County. There are currently three million square feet of projects planned for Broward County, with more than half of that located in the western cities of Davie, Miramar and Pembroke Pines, according to a Marcus & Millichap third-quarter retail report.
