"SPX was driven to the location due to its midpoint location between the Intermodal Center in Elwood and O'Hare Airport," Estus tells GlobeSt.com. "They package and ship out from there." Southfield, MI-based SPX is a designer, manufacturer and supplier of diagnostic products, tools, equipment and services to vehicle manufacturers and service centers.

SPX's new facility, within Will County's Windham Lakes Business Park, offers 30-foot clear ceiling height and 32 exterior docks. Asking lease rates in the building were around $2.95 per square foot, net, but SPX is paying less, Estus says. The other 428,000 square feet in the building is occupied by Levy Home Entertainment LLC. The property is in the Interstate 55 corridor.

"The market for space in the 200,000-to-300,000-square-foot range has picked up dramatically in the last 60 days," Estus says. "It's been so slow in that size range for a couple of years. It was just a matter of time before it came back around."
