Both sides were represented in the transaction by brokers fromthe Woodbridge-based Kislak Co. Sales associate Joseph Keenan spokefor the seller, and vice president Jonathan Greenberg representedthe buyer.

"It was a very difficult transaction with multiple movingparts," says Keenan, noting that the property had previously beenlisted with another broker for six months and went under contracttwice before the final deal. "It took many sit-down meetings withboth sides to orchestrate just the right framework to close thistransaction. Without solid banking relationships, the deal may havenever closed."

Part of the financing came through the Livingston-based RegalBank, a new local lender. "Although the property had somevacancies, the bank saw the value, strength and experience the newowner would bring to the property."
