The largest of the deals was a 10-year, 20,160-square-foot lease that retailer dd's Discounts signed at the 95,000-square-foot Van Buren Plaza in Riverside, where Coreland Cos. is the leasing agent. The neighborhood center is at 5700 Van Buren Blvd.

Dd's Discounts, owned by Ross Stores Inc., is a family-oriented discount store that stocks housewares, home accents, bedding and bath products. The property owner, Kensington Real Estate Group of Tustin, was represented by Matt Hammond and Bryan Bauer, based in Coreland's Tustin office. The tenant was represented by Jason Gordon of Epsteen & Associates in Santa Monica, CA. Hammond notes that dd's Discounts chose Van Buren Plaza over numerous other sites "for its prime location in one of the most dominant Hispanic trade areas in the Inland Empire."

In Huntington Beach, Orbital Sciences Corp. signed for 12,430 square feet at 7711 Center Ave. in a five-year lease at the 400,000-square-foot Towers at Bella Terra, a three-building office complex. The landlord, Bella Terra Office JV LLC, was represented by Hogberg.

Orbital Sciences will occupy a majority portion of the top floor of the six-story building at 7711 Center Ave. Orbital, an international company specializing in satellite launch and manufacturing, was represented by CB Richard Ellis in McLean, VA.

Hogberg notes that Orbital had several options in the marketplace and chose the Towers at Bella Terra for its location and amenity base, both of which "were critical to Orbital," Hogberg said. The Towers at Bella Terra are located at 7711, 7755 and 7777 Center Ave., adjacent to the one-million-square-foot Bella Terra shopping center.

In Costa Mesa, The Glidden Co. dba ICI Paints signed a 7.5-year lease to occupy a 4,250-square-foot freestanding building at 3010 Bristol Ave. The landlord, Baco Limited LLC of Newport Beach, CA, was represented by Bauer. ICI Paints represented itself.

In Tustin, Coreland negotiated a 2,254-square-foot, 10-year lease with A&K Management LLC, dba Arby's, at Newport Camino Plaza, located at the northeast corner of Newport Avenue and El Camino Real. The transaction was the result of a lease assignment from Rally's Hamburgers to A&K/Arby's with a new, trailing 10-year lease.

Arby's is renovating and expanding the existing 1,500-square-foot building, formerly occupied by Rally's, to include a drive-through. The 20,000-square-foot Newport Camino Plaza is anchored by Petco. As the leasing agent for Newport Camino Plaza, Hogberg and Matt Hammond of Coreland Cos. represented the landlord, a private family trust located in Tustin. Margaret Watkins, also based in Tustin, represented the tenant.
