The new tenants are Activu Corp., Quantum Research, and FreedomTechnologies. Activu Corp. signed a 2,800-square-foot lease on the12th floor. It was represented by Frank Dillow of Long and Fosterin the deal. Quantum Research inked a 7,400-square-foot lease onthe 14th floor. Freedom Technologies will be leasing 3,300 squarefeet on the 12th floor, until 2011. Joan Sapienza and Wendy FeldmanBlock of Studley represented the firm. New Media Strategies signeda five-year lease for an additional 2,500 square feet on the 14thfloor, adding to the 14,600 square feet it already occupies on the9th and 14th floors. Tom McBride of Jones Lang LaSalle representedNew Media. Monday Properties' John Wharton and Rob Bowman handledall of the transactions.

These leases are pure absorption for the company--as well as thesubmarket, Tim Helmig, Monday Properties' executive vice presidentand chief development officer, tells GlobeSt.com--meaning they arenot subleases. The suites were already sized for small occupancy,he adds. "Typically we aren't leasing to small tenants except whenwe have suites of that size come on the market." Asking rates forthe building are between $55 per square foot to $60 per squarefoot.
