Matt Langfeldt with NAI Olympia Partners was assisted inrepresenting owner Claypool Holdings LLC by Gus Miller. Mike Semlerwith CTMT represented the tenant. Langfeldt says the lease is for10 years in the 80,000-square-foot complex, which is now 95%leased. He says he can't reveal the exact lease rate, but says theasking rate for the complex, which includes some retail, is around$14 per square foot.

The 23-year-old office building is connected to an arts garden,which is also attached to Circle Centre Mall in the Downtown.Langfeldt tells GlobeSt.com that the city's office market is doingfine despite the economic downturn. "It's stable, I've been as busyas I ever have," he says. "It's the state capital, so you have thegovernment center buildings. Also, it's starting to turn into a24/7 community, with residential condos, though those are startingto go the way of residential for the rest of the country. We'vealways had a good CBD, though."
