Both companies will relocate from Frisco, TX to the space at 2525 E. State Highway 121 during Q1 2008. Decorator's Choice signed a 10-year, 45,300-square-foot lease for offices, a showroom and a distribution center. Meanwhile, Mustang Electric Supply will take 28,200 square feet of office and warehouse space for five years.

"The real driver of this was the completion of (state highway ) 121 back in September," comments Geoff Meyer, director of real estate development in Texas for property owner Opus West Corp. "It's entirely changed the face of that corridor from the North Dallas Tollway to Interstate 35."

Though the end result of the construction will be positive, Meyer acknowledges the period brought challenges when it came to leasing 121 Lakepointe Crossing, which was completed in 2003. "You've had that road under construction for nearly four years, and it's no secret there were some challenges to accessing it," Meyer comments. He says since the road was completed, there's been good interest in the remaining 43,000 square feet, but nothing past the tire-kicking stage. "We'll probably finish leasing it up early next year," he comments.

Bob Hagewood, Blake Kendrick and Chris Jackson of Stream Realty Partners' Dallas office represented Opus West in both lease deals. Andy Kampen of Dallas-based Banner Commercial served as the broker for Decorator's Choice and David Weatherington of Transwestern represented Mustang Electric Supply.

The two tenants will be neighbors with Alcatel-Lucent, which took approximately 500,000 square feet last April and Southwest Carpets, which came on board in 2004. Asking rates for the submarket range between $4.25 and $4.50 per sf, net.

In the meantime, the Phoenix-based Opus West is preparing to deliver 121 Lakepointe Crossing's two-building, 650,000-square-foot second phase in Q1 2009. Meyer tells GlobeSt.com the speculative space should lease up more quickly than did the first phase because the road construction is gone."External drivers will impact the lease-up to a certain degree," he adds. "But we wouldn't have gone forward if we hadn't have had confidence in the location and type of product we're delivering."
