Welch, a manufacturer of containers, corrugated packaging and display products, will occupy the entire building for manufacturing, assembly and distribution at the park. "Welch is backfilling a space that another packaging company was leasing until it went out of business," says Brian Marsh, SVP and Midwest regional director with ProLogis. His company's properties at the park comprise four facilities totaling about 755,000 square feet, and the sites are about 97% occupied.
At the nine-building Capital Park, Health Care Logistics is taking space in a 378,273-square-foot multi-tenant building that is now 100% leased, Marsh says. He says the healthcare product company is already in another building in the 2.8-million-square-foot park, and looked to expand for more space. The park is 90% occupied, Marsh says.
The small deals, in the 100,000-square-foot to 150,000-square-foot range, are seeing the most activity, he says. "The Columbus market is holding steady," Marsh says. "We're not seeing a lot of positive absorption. Mostly, we're seeing a lot of expansions from existing firms." The lease rates in the area run from $2.85 to $3.50 per square foot, he says.
