Charlotte, NC-based Etak expanded by 10,000 square feet after having leased the initial 5,000 square feet earlier this year. Etak chose the Woodridge location as the home base for its Chicago expansion based on the central location and the building's recent construction and loading capacities. Perry Higa with CB Richard Ellis represented Etak in the lease, and Bill Waliewski, SVP with Morgan Realty Partners, represented building owner Woodridge Commerce Centre LLC.
Vitas, based in Miami, is relocating to the center from its former space in Burr Ridge, IL. The company selected the new location based on proximity its customer base and access to Interstate 55, as well as the property's ability to accommodate the company's build-out requirements, says Waliewski. He represented the building owner, and the tenant was represented in-house.
The property is within Internationale Centre, just south of the Joliet Road and I-55 intersection. The complex consists of three multi-tenant industrial facilities which offer spaces ranging from 2,400 to 10,000 square feet. The buildings offer tenants 18 to 20-foot clear ceiling heights, sprinkler systems, high-speed Internet capabilities, and individual truck docks or grade-level drive-in doors.
The property is in the southwest suburban I-55 corridor. Asking lease rates at industrial properties in the submarket range from about $4 to $6 for square foot, net, according to Cushman & Wakefield market research. The average occupancy rate in the submarket is 87%, according to the company's Q3 report.
