SVN acquired the buildings in separate transactions in 2004 and 2005 for a total of $40.3 million when their combined occupancy was approximately 50%. The portfolio is currently 96% leased.

The portfolio includes:

  • Arapahoe Peoria Business Center II, an 180,297-square-foot building located at 12450 E. Arapahoe Rd. in Centennial, CO. The property was originally acquired by SVN Equities in September 2005 for $15.5 million. It is currently 88% occupied. Tenants include Via West (43,000 square feet); Golf Tec (13,000 square feet); Arapahoe County Clerk Recorder (9,000 square feet); Vista Corp. (49,000 square feet); and Avnet (16,000 square feet).
  • Arapahoe Peoria Business Center I, an 129,150-square-foot building located at 12250 E. Arapahoe Rd. in Centennial, CO. The property was originally acquired by SVN Equities in June 2005 for $13.625 million. It is currently 100% occupied. Tenants include the State of Colorado Public Defender's Office (22,000 square feet); American Honda (35,000 square feet); Pulte Homes (43,000 square feet); and WW Grainger (21,000 square feet).
  • 345 Inverness, an 177,136-square-foot office property located at 345 Inverness in Englewood, CO. The property was originally acquired by SVN Equities in September 2004 for $11.2 million. It is currently 100% leased. Tenants include Honeywell International (9,000 square feet); Nestle Foods (46,000 square feet); Option Care (20,000 square feet); and W.L. Gore (33,000 square feet).

Since its launch in 1998 SVN Equities has put together some 50 partnerships, which currently own nearly 6.5 million square feet of property exceeding a $500 million in value. Its sister company, SVN Asset Management, manages 10 million square feet of properties. SVN Equities president Burton Young says the company's partnerships remain heavily invested in the Denver area with a one-million-square-foot portfolio, and also is heavily invested in Atlanta and California. "We are active buyers looking for value added opportunities," he says.

SVN's other assets in the Denver area include Turnpike (186,700 square feet) and Yosemite Office Plaza (134,700 square feet) in Denver, and I-225 Business Park, a 144,330-square-foot building in Aurora.
