Affinity will own the building at its completion and a number of its medical practice groups will occupy about 25,000 square feet therein. "The building will be owned by a lot of the doctors, and it's an investment for them," says Min Jang, project executive for McShane.
Affinity's groups taking space in the facility include Internal Medicine/Family Practice; Diagnostic Imaging; Immediate Care; Ear, Nose & Throat Center; Illinois Bone & Joint Institute; Northwest Suburban Urologists; Sanders Arlington Pediatrics Ltd.; and WomanCare PC.
The remainder of the northwest suburban facility will be leased out to various other medical organizations, including physical therapy, pediatrician and diagnostic services groups. About 7,500 square feet remain available for lease in two separate spaces and asking lease rates are around $25 per square foot, net, Mitchel Greenberg, principal with ASA, tells GlobeSt.com.
The building offers solar sun screens, 315 parking spaces and proximity to interstates 94 and 294. The property was purchased last year and ground broke in August. The building was designed by Marasco & Associates Inc. and Partners in Design. Asking lease rates in the northwest submarket are around $26 per square foot gross, and occupancy rates are in the high-70s, according to a Cushman & Wakefield's Q4 office market report.
