According to associate Ben Chien with Henry S. Miller Brokerage's Dallas office, buyer 8975 Farm to Market Rd. Property LLC wanted to form the largest paintball park in Texas and is doing so on the site at 8975 FM 740. "They're using quite a bit of the land they took," says Chien, who brokered the transaction between the buyer and the seller, a private investment partnership from Arizona represented by Manju Menon of Texas Commercial Real Estate Services.

Chien tells GlobeSt.com the buyer is open to a sale-leaseback arrangement on some of the land to maintain paintball operations. Land in that vicinity can trade for around $4,000 per acre.

Chien says he'd originally contacted the buyer to show another track of land he'd listed. But when the location didn't work out, Chien went to work trying to find a location and land parcel that would fit the requirements. "He said he wanted about 60 acres for a paintball park," Chien says. "I started searching, then came across this property, which worked out."

The property has an agricultural exemption, and stretches along Dallas to Kaufman Counties. The acreage fronts the south side of Interstate 20, and is surrounded by other farm and ranch land.
