The $750,000 in renovations for the Scrip Cos. space were performed by Principle Construction Corp., which also built the facility for Seefried.
The property is located in the Interstate 55 corridor, where asking lease rates range from $4 to $6 per square foot net and the occupancy rate is around 87%, according to Cushman & Wakefield's year-end market report.
"The market right now is really tough," says Mike Long, director of operations with Bannockburn, IL-based Principle. "There's not a whole lot of interest right now and we're not seeing people doing anything. People are pretty much staying where they are."
The 180,000-square-foot building's other tenant is plumbing and hardware supply company EZ-FLO International Inc., which signed its lease last summer and occupies about 40,000 square feet. Previous to EZ-FLO's lease, the building had been vacant for more than a year following its completion, Long says. The facility features 30-foot clear ceilings and 10 loading docks.
