Calix's headquarters is a class B building located at 1035 McDowell Blvd., which is part of a three-building development near Highway 101 that is owned by RNM Properties of San Francisco. Calix enaged UGL Equis brokers Brian Gleason and Andrew Hueser for a relocation analysis and site selection process in Sonoma and Marin counties that took 18 months to complete. Steve Leonard of NAI BT Commercial negotiated on behalf of the building owner.
UGL says it provided on-going financial analysis detailing rent, operating expenses, various tenant improvements and costs associated with potential relocation before determining that the best option for Calix was to renew at its current location. UGL says it leveraged high vacancy rates to negotiate a favorable lease agreement, the largest deal to be completed in Sonoma county in the past year.
A recent marketing flyer for the building shows 40,000 square feet of available space at a triple-net asking rate of $1.35 per square foot per month. The negotiated lease rate was not immediately available. Neither the tenant nor the brokers involved could be reached Monday for comment.
"There were many locations within a 20-mile radius that we looked at closely--we went as far south as Novato," explained Gleason. "However, Calix's current location in Petaluma provided the most favorable economics when all was said and done."
