The first phase consists of two office buildings with ground floor retail, which are located on each side of the restored right-of-way for 4th St. SW, which is also a part of the project. They will total 628,000 square feet and are expected to deliver in March 2010. Approximately 85,000 square feet of retail will deliver in the first phase.
Waterfront Station will ultimately consist of 1.2 million square feet of new office space, about 1,000 new residential units, underground parking and a minimum of 110,000 square feet of retail space. The office buildings are being constructed to LEED Silver standards.
The DC government has leased the office component and plans to house the Office of Chief Financial Officer, Office of Planning, District Department of Transportation and Department of Consumer and Regulatory Affairs in the space when the buildings deliver. The Mayor's office did not return a call to GlobeSt.com in time for publication.
