In Santa Fe Springs, Grubb & Ellis Co. reports that third-party logistics provider Saddle Creek Corp. of Lakeland, FL subleased a 268,536-square-foot industrial building at 12828 Carmenita Rd. for two years for a regional distribution facility. Saddle Creek has already occupied the freestanding building, which is owned by Fremont Development Co. and is Saddle Creek's first Southern California location.

Saddle Creek was represented by Chuck Berger, senior associate in Grubb & Ellis' Los Angeles South Bay office, and Ladson Montgomery, president of Grubb & Ellis|Phoenix Realty Group in Jacksonville, FL. Saddle Creek subleased the space from Klaussner International LLC of Ashville, NC, which was represented by Tim Cronin of Lee & Associates' City of Industry office.

In Vernon, the Jons Marketplace grocery chain leased a 48,187-square-foot industrial building at 4501 E. 49th St. for 10 years, according to Richard Abdulian, a senior vice president with the Downtown L.A. office of Grubb & Ellis, who represented Jons. The Los Angeles-based grocery chain will be consolidating locations in Vernon and Los Angeles to the new facility, which will be used for warehousing and distribution. The property is owned by ProLogis, which was represented by Jeff Sanita of Cushman & Wakefield.

In La Mirada, apparel firm KSDS Enterprises Inc. leased a 112,152-square-foot building at 15130 Northam St. for five years in an expansion from 18,000 square feet in Buena Park. KSDS has already occupied the freestanding building, which now houses the firm's corporate headquarters and warehousing/distribution operation.

KSDS leased the space from Chicago-based IAC 15130 Northam LLC, which was represented by the Grubb & Ellis team of senior vice president Jerry Gillman, senior associate Chuck Berger and senior vice president Jeff Smart, all with Grubb & Ellis' Los Angeles South Bay office. KSDS was represented by John Biven of CB Richard Ellis.

In the City of Industry, Triview Glass Inc. signed a five-year lease for a 48,228-square-foot building at 711 S. Stimson Ave. that is owned by Hager Pacific Properties of Newport Beach. Triview is a glass fabrication, sales and distribution firm that is "spending a significant sum to upgrade the property to meet their specialized needs," notes Karen Priesman, vice president of Hager Pacific.

The property was extensively renovated in 2008 and is part of a two- building industrial park located immediately off the 60 Freeway.Both Triview and Hager Pacific were represented by Jack Cline and Peter Bacci of Lee & Associates in the $1.6 million deal.

In Torrance, gift shop chain DFS North America signed a five-year lease for 184,815 square feet of warehouse space at 1580 Francisco St. in an early renewal of a lease that was due to expire in 2011. The new lease is valued at $6.8 million. Terms of the other deals were undisclosed, except for the Triview lease, which is valued at more than $1.6 million.
