"We adapted our development strategy to ensure we did not overbuild each market at present, but delivered centers based on existing rooftops with opportunities to expand as demand grows," says Mike Cohn, Faison senior managing director. He adds that both regional centers meet current demand thresholds for their communities, rather than growth estimates.
North Logan Commons totals 350,000 square feet on 37 acres along US 78, also known as Atlanta Highway. Anchors include Lowe's Home Improvement, Best Buy, Dick's Sporting Goods, OfficeMax and PetSmart. The center opened 87% leased and provides residents in eastern Gwinnett and Walton Counties with accessible and affordable retail choices, according to Cohn.
The first phase of Barrow Crossing, which totals 550,000 square feet on 60 acres along University Parkway, opened at 86% leased with anchors such as Target, Belk, Publix, PetSmart and Staples. Cohn describes the power center as the first and most significant retail development between Lawrenceville and Athens.
"This development provides long-term regional stability with an infusion of jobs and tax revenue, not to mention access to affordable retail without an extended commute," he says. "This is the best existing retail site between Atlanta and Athens, and will be 20 years from now."
