The organization was represented by Brad Black, VP with HSA Commercial Real Estate, while building owner Joseph Freed and Associates LLC was represented in-house by David Kirshenbaum in the deal.
"NHS likes the location and they service a lot of people in that area," Black tells GlobeSt.com. "They got some money savings and some space built-out in the deal."
Founded in 1975, NHS operates 10 other offices scattered throughout Chicago neighborhoods. The property is located in the Wicker Park neighborhood, an area on the near north side of Chicago where occupancy rates are around 87%, according to a recent Cushman & Wakefield office market report. The research puts asking lease rates in the area around $31 per square foot gross.
